Tampa’s Downtown Encore: Massive New Entertainment District Revealed

TAMPA, Fla. – Downtown Tampa’s transformation is about to get louder. Strategic Property Partners (SPP), the developer behind the Water Street Tampa neighborhood, unveiled plans Thursday for a major new entertainment district anchored by a 3,500-seat live music venue.

The privately financed project is slated for a vacant parcel on Channelside Drive, sitting directly across from Benchmark International Arena between Morgan and Jefferson Streets. Beyond the concert hall, the plans call for a 250-room hotel, over 1,000 parking spaces, and 100,000 square feet dedicated to retail and dining.

According to developers, the primary goal of the new venue is to fill a specific gap in the local music scene. While Tampa has small clubs and massive stadiums, it lacks a modern, mid-sized room designed for touring acts that have outgrown intimate bars but aren’t quite ready for an arena.

“Water Street Tampa was designed to evolve, and this entertainment district is the next step in completing the larger vision,” said Josh Taube, CEO of Strategic Property Partners. Taube noted that the project is intended to activate the western edge of the neighborhood, essentially extending the energy of the existing district.

To run the new performance space, SPP is partnering with Vinik Sports Group (VSG), the entity that manages the nearby arena. VSG CEO Steve Griggs suggests the new room will allow for a higher volume of bookings, creating a “fully connected entertainment corridor” when paired with the arena’s existing schedule.

“Fans will see more shows, more often, and with greater variety,” Griggs said. “This district will strengthen the entertainment ecosystem surrounding the arena.”

The location is strategic, designed to link the Convention Center and the Riverwalk with the rest of Water Street. The design also aims to expand the “Ford Thunder Alley” experience across Channelside Drive, creating a continuous flow of foot traffic for residents and visitors.

Tampa Mayor Jane Castor threw her support behind the expansion, calling it a move that “strengthens tourism and creates new experiences for residents.”

SPP expects to break ground on the new district in 2027.
